Requirements
- Open to non-EU/EEA nationals aged 18 and over.

- Must have full ownership of the property, either individually or jointly with a spouse.
- Property must be held for the duration of the residence permit.
Process
- Choose Your Property: Work with a licensed real estate agent to identify eligible properties that meet the Golden Visa minimum threshold. Athens, Thessaloniki, and tourist-favored islands are among the most popular areas.
- Visit Greece (Optional): While not required for application, a visit to view properties or meet with advisors is recommended. You can also give power of attorney to a legal representative to act on your behalf.
- Reserve and Purchase Property: Sign a preliminary agreement and finalize the purchase through a notary. All property transactions must be paid in full through a Greek bank account.
- Apply for a Residence Permit: Submit your application to the Greek immigration office, either in person or via your legal representative. Include property documentation, proof of payment, and other required personal documents.
- Submit Biometrics: Once your application is accepted, you will need to visit Greece to submit biometric data (fingerprints and photos) for yourself and all dependents included.
- Receive Residence Cards: After approval, you’ll receive your Golden Visa residence cards, valid for five years and renewable as long as the investment is maintained.
- Renew Every Five Years: Keep your investment and apply for renewal every five years. There is no requirement to live in Greece to maintain the visa.
